Plan Review

Plan Review is responsible for ensuring design plans meet the minimum required building codes. Once the drawings are found to be code compliant and approved, the drawings are stamped.

Residential Projects

Design Professional Plans are required when permitting all residential new homes, alterations and additions. This may vary based on type of structure and size of structures.

Residential Plans will require the following information at a minimum:

  1. Foundation Plan
  2. Floor Plan (include life safety information. (i.e. smoke detectors locations)
  3. Roof Plan (If engineered, provide truss packet)
  4. Electrical Layout
  5. Braced Wall Design

  7. Manual J (Heat Load Calculations/ Cooling Load Calculations)
  8. Manual D (Duct Design)
  9. Flood Design (If located in flood zone)
  10. Plot/Site Plan (Showing property line offsets)

Commercial Projects

Design Professional Plans are required when permitting all commercial change of use, new structures, alterations and additions. This may vary based on occupancy use and size of structures.

Commercial Plans will require the following information at a minimum:

  1. Design Professional Information (when required)
  2. Information on the Construction Documents (Foundation, Floor, Roof, etc.)
  3. COMcheck 
  4. Fire Protection System
  5. Means of Egress
  6. Exterior Wall Envelope
  7. Exterior Balconies or Elevated Walking Surface Information
  8. Plot/Site Plan (Showing property line offsets)
