Foreclosure Sales

Foreclosure sales in Richland County are the first Monday each month in the Central Courthouse located at 2500 Decker Blvd Columbia, SC 29206. The sales start at 12:00 p.m. in Courtroom 1.

Things to know for the sale:

  • The successful bidder, other than the plaintiff, must deposit with the Master’s office by 3:00p.m., five percent of his or her bid in the form of a cashier's check or certified funds as earnest money.
  • If the successful bidder fails to deposit the five percent earnest money by 3:00p.m. on the day of the sale, he/she will be ordered to show cause why they should not be held in contempt of court.
  • Should the successful bidder fail or refuse to comply with their bid within twenty days, the property will be re-advertised. The good faith deposit will be forfeited and you may be held in contempt of court.
  • Some properties are sold subject to deficiency judgment. This is when the home sells for less than what is owed and the lender seeks a personal judgment against the borrower for the difference. The bidding on these parcels remain open for 30 days and the bidding is be re-opened at 11:00am (NOT 12:00pm) in Courtroom 1.
  • All properties are sold subject to assessments, Richland County taxes, existing easements, restrictions of record, and other senior liens or encumbrances.
  • This means that a property you bid on, including HOA properties, might have a mortgage still attached. If there is a mortgage on the property, you will be responsible for the mortgage. You must do your due diligence to research any property before you bid.
  • It is also your obligation to review the docket before the sale day to confirm the details of the property for which you plan to bid. You should be absolutely clear on either the case name, address, or tax map number(s) that match the property. If you bid on a property by mistake and win the bid, the sale will NOT be cancelled. You will be responsible for the 5% deposit due by 3:00 p.m.
