Commercial Inspection

Commercial Inspections Required by Phases

It is the responsibility of the permit holder to schedule the correct inspection at the correct time. Please speak with your inspector to ensure the correct inspection is being scheduled.

  • Inspections are to be scheduled by the permit applicant in the order listed below.
  • Inspections not needed during your project maybe omitted.

Building Inspection Office number for questions and scheduling inspections: 803-576-2140 option 2.

  • All inspections scheduled will be inspected the following business day.
  • There are no weekend or holiday inspections outside of emergency situations approved by the Building Department.

Beginning Phase

  • Saw Pole Inspection - Temporary pole giving power to allow construction work.

Foundation Phase

Must be scheduled prior to the placement of concrete.

  • Footing
  • Raised Slabs (Requires Footing and In-Slab Inspections first)
  • Monolithic (Requires In-Slab Inspections first)

In-Slab Electrical and Plumbing (Required prior to a Monolithic and Raised Slab Inspection)

Pre Rough-In

  • Sheathing Inspection

Rough-In

  • House Wrap Inspection
  • Framing Rough (Framing rough will not be inspected until all other applicable roughs have been completed)
  • Wall/Framing Rough
  • Electrical Rough/Electrical bonding
  • Mechanical Rough
  • Plumbing Rough
  • Ceiling Rough/Above Ceiling

Structure Conditioning

  • Insulation Inspection - Insulation should not be installed prior to passing Rough-in Inspections.
  • Temporary Electric Inspection
  • Temporary Gas Inspection

Final Inspection

  • Work will be completed.
  • All Building, Electrical, Mechanical and Plumbing permits need a Final Inspection.
